The real-time UrbanDigs.com platform has two main data sources:
1. The RLS - Rebny Listing Service
This data feed is real time and updates every few hours. It is the sharing system for all REBNY member firms and their agents in the Manhattan housing market. The RLS probably represents 92-95% of the entire Manhattan residential housing supply, excluding only for sale by owners and non-REBNY member firms (although non-REBNY members may also participate in RLS).
When a new property is signed as an exclusive listing by a REBNY member, it is shared (co-broke) within 24 hours with all other member firms and published in the RLS. All Listings in the RLS are governed by the code of ethics over at REBNY.

The RLS data feed is used to track all inventory based data/charts (active, pending, and off-market) on UrbanDigs.com.
2. ACRIS - Automated City Register Information System
UrbanDigs.com also gets real time information from ACRIS, for all closed sale filings with the city register.
Our platform was engineered with ACRIS as our verify point. This means that at all times, real-time ACRIS data will over-ride the RLS data as it comes in daily. This is to ensure the highest accuracy in our data platform and to adapt to listings where the selling agent does not update a listing from pending to closed.
All closed sales charts (ACRIS sales volume, Absorption rates, Median sale prices, and Monthly Dollar Volume) are generated by ACRIS data.
